KWB nets top 3 transactions for offices in Edgbaston

This latest transaction for office space in Edgbaston means that KWB has been responsible for the top three transactions for offices in Edgbaston so far this year.

With a proven track record in delivering enterprise scale solutions predominantly in the financial, government and NHS sectors, Birmingham-based Ridgian provides information management software and solutions to help businesses improve their processes and reach their goals.

Ridgian, who is expanding rapidly and has more than doubled in size in the past four years, commissioned KWB office property specialists to help find and acquire new office space and subsequently design and fit out the new offices to meet their particular needs. Ridgian needed office space to accommodate their existing 50 employees and also give them the flexibility for future expansion over the next three to five years – as well as offices that would better suit their profile as a business and provide them with higher specification office space.

After researching and presenting various options, it was decided that 54 Hagley Road offices in Edgbaston provided a best fit for their requirements. KWB successfully negotiated terms with the landlords for the entire 5th floor of 6,267 sq ft, which not only enabled a cost neutral office move to superior office space, but also allowed Ridgian to invest more in the fit-out of its offices and provide a high quality-working environment.

KWB Workplace, KWB’s office design and move management division, provided the office space planning, interior design, procurement of furniture and fit-out and project managed the entire office move.

Jason Betteridge, Managing Director at Ridgian, said: “We felt the leafy suburb of Edgbaston was exactly the right image to reflect our market leading position and Birmingham’s central location is ideal for commuting to London and enabling clients to easily access us from across the UK.

“By taking the entire fifth floor, we had a blank canvas with which to work and incorporate all the needs of our business. We have created cutting edge, welcoming office space in which to work and inspire up to 70 people, incorporating hot-desking and some of the latest technology to reflect our innovative, positive spirit as an organisation and accommodate our ambition for future growth.”

54 Hagley Road offices in Edgbaston have benefitted from a continual programme of commercial property investment to the value of £16m. On-site café bar and deli shop, Cafe Kix, has proved extremely attractive for tenants, together with the brand new Morrisons superstore next door.

Malcolm Jones, from KWB office property specialists, said: “Ridgian exercised their office lease break and we were able to secure a move to higher quality office space with incentives that more than covered their office fit-out costs. By using KWB Workplace to manage and deliver the whole process from space planning through to fit-out and office move, Ridgian could stay focused on their business throughout.”

For companies with lease breaks or lease expiries approaching within the next 18 months to 2 years – or even 3 years for larger companies – now is the time to assess your options for office space and speak to KWB about what you can achieve for your money and the best way to approach the office move process.
