Property valuation
Our commercial property valuation expertise covers the main commercial sectors in Birmingham and its environs and with additional experience in residential development and licensed/leisure property means we can appraise and advise on mixed use schemes. We have the requisite professional indemnity cover and our advice is given by qualified chartered surveyors regulated by the RICS.
Property market knowledge is the key to accurate advice and we actually operate within the market we are valuing so have the latest evidence of values and market trends at our finger tips.
We can offer advice for various purposes including loan security, property development appraisals, property acquisitions and disposals, capital gains tax, asset management, pension schemes and compulsory purchase to name but a few.
We work closely with our clients to ensure we understand the context of the valuation required from us and seek to make regular communication throughout the process, usually working to tight timescales.
Rent Reviews and Lease Renewals
Commercial property leases are very often complex in nature and can cause conflict between Landlord and Tenant over interpretation of the terms and in particular when reviewing the rent or agreeing new terms at the expiry of the lease.
We give sound, well informed advice based on up to date market values and our knowledge of the relevant legislation. We work closely with our agency team and whether you are a Landlord or a Tenant you can be sure of an unbiased and impartial opinion as to where you stand.
We will advise on the best strategy to be adopted for either party from ensuring that notices are served correctly right through to final negotiations and liaison with their solicitors. We endeavour at all times to conclude negotiations in the most time and cost effective way possible.
Dilapidations
We offer advice in all aspects of dilapidations from the preparation and service of schedules to Section 18 Valuation claims. Our building consultancy and professional team can guide clients through this area of property law that can be very costly for both Landlord and Tenant if not properly advised.
For both landlords and tenants, consultation with a surveyor should be made at an early stage. The Landlord needs to programme a claim to avoid any unnecessary delays and consequent loss in rent for unoccupied space. The tenant needs to limit their liability by dealing with dilapidations in a timely fashion to avoid any additional claim from the Landlord for loss of rent.
