Duchess Place, Edgbaston
Four office buildings, forming part of the Duchess Place Estate in Edgbaston, totalling more than 200,000 sq ft have been acquired by Edinburgh-based property group Kenmore in a multi-million pound purchase. The properties have been purchased from Chelsfield, owners of the Merry Hill site in the Black Country. KWB acted for Kenmore jointly with London-based investment surveyors Mason Phillips.
The four buildings involved in the transaction are Edgbaston House, Regency House, Teleperformance House and No.2 Duchess Place. Tenants currently include The Secretary of State for Transport, BPS Teleperformance and Yell.com.
Kenmore’s Rob Brook said: “We believe that Edgbaston has good rental growth potential. It’s attracting occupants from diversified areas of business and this has to be good for the future of the area. With Brindleyplace now full and the city centre pretty tight for good quality office accommodation, we see Edgbaston benefiting from this in the next few years. John Bryce at KWB says: "This is a prime office site in Edgbaston and it’s a major acquisition in every sense of the word. There are a number of interesting angles to be exploited to maximise Kenmore’s investment, one of which is to implement the existing planning permission for the erection of a new multi-storey car park."
