Tricorn House Edgbaston

A major landmark on the Hagley Road in Birmingham has been acquired by CEM Group.

Tricorn House is a multi-let, office building with a total lettable area of around 140,000 sq ft. It has been an imposing part of the Fiveways skyline for many years and is home to a large number of small, medium and larger tenants.

The London-based CEM Group has a commercial property portfolio of circa £360 million, including two other existing holdings in Birmingham. James Dodwell of CEM Group says the acquisition offers a number of opportunities for the Group: "We see this as an exciting opportunity to work with an important landmark office building. We believe there is potential to increase the net lettable rental area of the building through rationalisation of the current accommodation as the building is currently let in a variety of suites and wings. Our intention would be to take back suites on lease expiry and regain control of entire floors for refurbishment. In addition to refurbishing the offices, the entire property will be refurbished to provide modern accommodation, amenities and an improved working environment."
